FAQ

Answers to the questions we hear most from developers, owners, and property managers planning signage for a multifamily property.

Do you outsource any of the work?

We keep design, permitting, manufacturing, and installation in-house. We know that when a company outsources any of those, that’s where things fall apart—relying on another company to meet deadlines and answer questions slows the process down, and outside companies don’t care about your project the way we do. If for some reason we do have to outsource an installation, we send one of our own installers to supervise.

Are you licensed and insured?

Yes. SignJive is a licensed and insured contractor (state contractor license ES12001956). Certificates of insurance are available on request—just ask when you request a quote, and we’ll send one for your project.

How long does the permitting process take for multifamily signage?

Timelines vary by municipality, but because we manage design and permitting together, we’re able to flag code and zoning issues early — before they turn into delays at the review stage. We handle the submission and approval process directly with your local jurisdiction.

What’s the difference between illuminated and non-illuminated signage?

Illuminated signs (internally lit channel letters, halo-lit dimensional letters, backlit monument panels) improve visibility after dark and often carry more presence for entry monuments and property IDs. Non-illuminated signage is typically lower-cost and simpler to permit. We’ll recommend the right option based on your property’s visibility needs, local code, and budget.

What’s included in a full property sign package?

A full package typically covers exterior property identification (monument, channel letters, wall, or blade signage), interior and exterior wayfinding, unit ID signage, and life-safety signage — all designed as one coordinated system rather than ordered piecemeal from different vendors.

Do you work on property rebrands and acquisitions?

Yes. When a property changes ownership or brand, we manage the full signage transition — removing the previous identity and installing the new signage — coordinated to minimize disruption to residents.

What areas do you serve?

We work with multifamily developers, owners, and property managers across Florida, Georgia, Tennessee, North Carolina, South Carolina, and Texas—and beyond. Anywhere our customers ask us to go, we go.
